Desired area: I am open to several different areas. My primary area is Ellis County (Waxahachie, Red Oak, Midlothian, Ovilla, etc). I have purchased houses as far south as Corsicana...west to Ft Worth...North to McKinney...not much luck out East...(Maybe I subconsciously have an issue with the Mesquite / Garland area)

Rental,fix and flip, or buy and hold: Each situation will determine whether I keep or flip the property. Some properties I have had for 12 years or more. Some I sell within 90 days of acquisition. A lot of it depends on the amount of money I have tied up in the property...the more tied up means I need to either refinance to draw out the money or sell to draw out the money...otherwise I kill my ROI. :-)
