    I've been a part-time real estate investor for about 7 years now but I'm getting out of the business.  I'm planning on moving out of state in the next year or so and have sold all but one of my rental properties.  Here's the specs on my last one:

    Rent is $878/month.  $713 direct deposited into my account by the Fort Worth Housing Authority and tenant pays additional $165
    Current cashflow is $320/ month
    I have not changed the rent since I bought it in 2007
    My payments are currently $558/month on a 30 yr fixed at 7%, which is assumable
    House was listed at $82,000 last year but is not currently listed
    *There is a gas lease on the property and I will convey all mineral rights

    I can be flexible on selling price.  The tenant is the only tenant that's been there since it was built and she wants to stay very long term.  She takes excellent care of the property and pretty much considers it her house.  Call with any questions.  Thank you.
