Hello everybody...I just got a house on contract yesterday in Sansom Park and I am looking to assign the contract.
It is a good house for a rental for that area. It is a 2/1 and only needs cosmetic. If i rehabbed it i would only put up to $5k in it. That would take care of exterior paint, interior paint and flooring. Could probably rent as is now. The best comp sold for $48k several blocks away. I contracted for $30k.
