The secret to success...

Buffett and Gates agree on this key to success

It may not be what you jack-of-all-trades want to hear but according to Warren Buffett and Bill Gates, focus is the most important factor to success.

Both men agree that relentlessly focusing on one specific passion or problem leads to achievement. And that means pushing aside other ideas and interests until a goal is reached, according to TIME.

Buffett biographer Alice Schroeder writes, "He ruled out paying attention to almost anything but business-art, literature, science, travel, architecture-so that he could focus on his passion."

Steve Jobs knew this too. He took Apple from a company with hundreds of products to one with a simple 10 products when he returned to the company in 1998.

But focus alone is not enough. Putting in the time to commit to something is also crucial to achieving success.

In the past Buffett has said that, "successful investing takes time, discipline and patience. No matter how great the talent or effort, some things just take time."

Thanks Jesus.  I agree.  Success in this business doesn't happen over night and too many quit before they even get started.  Set some goals, get educated, get a coach or mentor, keep your head up, take action and never give up.  You can be successful.

    All good things take time!

Focus like a laser! First determine what niche you want to do. Most people want to wholesale or flip when starting.
While you are establishing "Your" area or farm start working on a list of "Real" investors and find out what areas they are buying homes in. It doesn't do much good to find a "Great" wholesale deal in an area where there is absolutely no interest or buyers available. Build that list of investors! It is as simple as putting a request on this forum. Maybe something like this:

"HELP I WANT TO FIND YOU DEALS! Please send me the areas you are interested in. Type homes you buy. Price range of homes you buy. Please email me this information along with all your contract information so I can add you to my list and send you the deals as I find them.)

In your farm area take each street and make a database of every home on that street. Know everything about each property on that street. Is is owner occupied or is it tenant occupied? Does it have an over 65 exemption? How many bedrooms, bathroom, square feet. All this information is avail at the appraisal district. After you finish the first street add the next street and find out the same information. Become the expert of that area. On the weekend go to garage sales and estate sales - meet the people. Find out from the people holding the sales if they are selling their home or know of neighbors selling their homes. Learn to ask a lot of questions and always be 'Mining for Information" take good notes and add the information to your database on the area.

The Very Most Important Thing To Do To Become a Successful Real Estate Investor is to Get in as Many Homes as Possible. You must know your product and you can do that going to a class or going to a meeting. We use to tell every new investor to look at 100 homes. It is imperative to see as many homes as possible. You can not learn to estimate repairs if you have no idea what you are looking at. Go to open houses in the your area on Sunday afternoon. Hook up with a seasoned investor or better yet find an "Investor Friendly" seasoned Realtor that will mentor you and teach you about real estate investing. The realtor can get you in to more homes than anyone else.

Above all else join Dallas/Fort Worth Real Estate Investor Club and learn from Robin and the other seasoned investors. Keep the focus and keep the forward momentum! It is a tough business but if you hang in there and master the fundamentals you will become successful.

I think these are great comments.... I think from a personal aspect, you need to include other established successful people, and drop unsuccessful people from your business/life... Keep your eye on the prize and make smart decisions. Great stuff!
