    hi all

I am new here much like some others. I wanted to start investing in rental properties for additional cash flow. i was looking at some brokers in the dfw who want to push wholesale homes 3-6 homes fully fixed up. Basically i am looking for homes that are tennant ready or occupied since my work schedule is very busy i wont have much time to take on repairs etc... Whats a good place to start looking for undervalued properties?

I think your best bet is to network with other investors/wholesalers.  Let them know you are ready to buy (you have your financing in place already?) and what you are looking for.  Stay in touch with these people so you will be fresh in their minds.  Grow your network as much as you can.

You will also need to add other team players to your network.  Having a reliable leasing agent and handyman will solve a lot of your problems.  You will occasionally need a general contractor also.  There are many more positions on the team to fill, but these are pretty crucial.  These people will also bring you deals sometimes.

What's your budget?  I have a tenant occupied prop for $300k with an 8% cap.
