    Thanks for the post, Kyrin.  I read it.  I think Duncan is a bit too terse and fearful on this.  For a lot more clarity and reality, you might want to check out this article on the topic from my friend, Bill Bronchick, who packed the house for us back in January.

    Kyrin,

    I agree with Robin.  There are many investors that are affraid of these types of deals because they are not properly edicated.  With proper knowledge, and education and legal documentation preparation by an attorney that knows the laws you can do these types of deals all day long with no problems.  We've been doing them for years now with my attorney and title co attorney and if they were illegal they would not be closing these deals for us.
