    Folks,

    What is the best way to list a rental property on MLS without using the services of a Realtor? Can you refer me to a business that can also provide rental contract templates.

    I learned about Zillow late last year after my property had been vacant for four months and was ticked that I didn't know about it sooner. As soon as I posted to Zillow, the inquiries poured in! A Zillow Postlets listing also populates to affiliate services such as Hotpads and Trulia. But as a previous responder said, none of them post to the MLS.

    TIP:  This time around, I have been sending my rental criteria to all of the Zillow, Trulia, Postlets, Hotpads responders before I even give them my phone number. That has cut way down on the number of serious, qualified inquiries I need to respond to and schedule appointments with.

    Guys don't be cheap!  Proper and quick tenant placement is key to any successful rental business.  I have found that MLS is the quickest way to find pre-vetted applicants.  Don't wait 2-3 months sitting on a vacant property.  Give it 1.5-3 weeks and if you don't have many inquiries put it on MLS.

    Side note - I am a Realtor and I don't want your listing

    Rocky speaks with the voice of experience.  I do too.  Being cheap on this will ultimately cost you more money and more time.

    You will 1) Shorten your search for a new tenant, 2) Find better qualified tenants, and 3) Maximize your rents IF you use a Professional Property Manager who lists your vacant rentals on the MLS, performs thorough background checks, etc.

    Robin et al:  I don't feel that I need a property manager, because my rental is literally within view of my own home. I am, however, willing to pay a finder's fee.  Do you know any realtors who specialize in that type of service? Thanks.
