Replacing linoleum?

    My rental has linoleum in the kitchen and baths. It doesn't need replacing now,  but it's dull, old looking and I would like to eventually replace it.  It doesn't have any tears, cracks or bubbles.   I would like to lay tile in these areas.  Can a contractor place tile on top of linoleum or does the linoleum have to be completely removed?   Has anyone encountered the removal process?  If so, at what costs?

    I have rehabbed MANY homes by installing tile directly on top of sheet vinyl. The primary issues you need to consider when doing this kind of remodel are:

    1. Is the portion of the house where you are going to install the tile slab or pier-and-beam/2nd story?
    2. Will the adhesive you are using for the tile adequately adhere to the sheet vinyl - especially long term?
    3. Is the existing floor level enough to install the tile (if not you might try using floor leveling compound)?
    4. Will the increase in flooring height cause any problems (functional - doors, plugs, etc., or visual - makes the room appear "short" or "funny looking")?
    If you have a good flooring guy he should be able to answer all these questions for you, as well as provide you with detailed costs for your remodel. 

    As a general rule, for estimation purposes only, in our market you can usually find tile guys who will do this kind of job for about $3-4/SqFt (labor and average materials - including cheap tile), depending on the size of the tiles used, the shape and size of the room, the amount of prep work required on the underlying flooring (usually if demo is required it runs about $1/SqFt), and the installation pattern (herringbone, "tic-tac-toe," diagonal, circular, etc.).
