Pass, Pass and Pass.  These "free" seminars are only upselling another seminar that will cost a couple thousand and that will lead you to another one that cost even more.  Any information that they have is at your fingertips you just have to want it hard enough.  You would be better off getting a Coach from this site.

Disclosure - I have never been to a seminar but know of many that wasted $1,000s and come away empty handed.  I personally would rather spend that money on a property and learn by doing (if I was a newbie).

I agree.  They have the bootcamp for 3 days and then they have the golden circle or something which is about $22g for mentoring etc for 6 months.  I have the all of the dvd's which doesn't really have anything I haven't learned from Robin.

I agree w/ the above... I have seen people get roped in to the sales pitch before too and it's sad... Do your due diligence and use common sense. Google search these classes and get reviews... Right or wrong there are three things that I would ask myself:

    1. If Than (or whoever) has the secret to making so much money, why is he teaching you how to do it? Ok maybe there are "enough deals to go around" so If that's the case why isn't he teaching you for free? Clearly money isn't his motivation for teaching you because he's so successful. He doesn't need your money because he's making millions..... Right?

    2. Why is the cost always up front? If you're really a successful teacher wouldn't you make more $$ by teaching for free but having a non-compete for a specific number of years and ask for a portion of the profits? This way you have to walk the walk in order to get paid as a teacher.

    3. Courses like this never turn people away. There is no interview process.... Ever been in a meeting and see people who you think "Real Estate probably isn't going to be a good fit for this person".  Than doesn't determine whether or not you're a good fit for this niche, rather, if you have the cash, come one, come all, regardless of ability and/or the potential to be successful or not...

For me, I do not randomly offer to show others my techniques. Only people who are part of my team are privy to that information and they have signed a NCND agreement... I think that hard selling to random people without exercising concern for their probability for success is wrong.

    Just my $0.02

My point #3 I think is what I object the most to.

I've heard of Than Merrill, but I've never watched or listened to him or read anything much written by him or about him.  He could be terrible, or he could be wonderful.  I simply don't know. One thing's for sure.  He's been successful.  Is that simply because he's an ex-pro football player with movie star good looks who's on TV?  While I'm convinced that those things don't hurt his popularity, I'm equally convinced that there's way more to the story.

He's probably worked very hard to get where he is.  Do Than and his companies truly help people, or are they absolute crooks?  I'm not 100% sure, but my guess is that he helps at least some people, or he'd have been out of business a long time ago.  Instead, his business has grown.  I'm also guessing that you can find plenty of people who feel they didn't get what they were hoping for by attending his classes and purchasing his materials.  Interestingly enough, I'll venture to say that those are the same Than Merrill seminars and materials that others credit with giving them exactly what they needed to be very successful as Real Estate Investors.  What's the difference?  In my opinion, the difference is in the hearts of those who are determined to overcome any and all obstacles in order to succeed in Real Estate.  Real Estate Investing is not rocket science.  I believe that virtually any one who's willing to learn and who will not give up can succeed.

Now, I'd like to address Brian's 3rd point above more directly.  It seems very difficult if not impossible for someone selling courses, etc. to evaluate the potential for success of everyone who wants to buy.  That seems pretty unrealistic to me.  As long as the seller tells the truth and nothing but the truth and doesn't exaggerate the benefits while minimizing the requisite effort, I have no problem with it.  In fact, I appreciate what they're doing.  I got my start by buying guru courses, and I thank God for it.  I am indeed my brother's keeper, and I despise deception, but, as far as I know, there isn't a single national speaker offering Real Estate educational courses who would feel what you're suggesting is plausible.  I don't want any one to buy anything from anybody only to give up and set it on a shelf, and I really don't think any national speakers want that either.  The best speakers will go the extra mile to protect potential students from themselves, but, in the end, each person has to self-evaluate before buying.

Addendum 1 to the above:  No cologne, sports car or sunglasses will make you truly cool unless you already are, no diet pill, workout program, or educational materials will help you lose weight, get in shape, get smart or get rich unless they are appropriately and thoroughly applied.

Addendum 2 to the above:  If you're looking to get rich over night without doing much work, try the lottery.  However, if you're looking for a time-tested investing vehicle that has helped produce more millionaires than any other asset class, Real Estate is a great choice.

Cynthia, I think that you see some common themes and some differences of opinion on this topic... I specifically wanted to underscore the quote that Robin made above... Some seminars are very sales oriented with exaggerated examples (I've actually seen this first hand) and others are more "honest" (if you will).... Robin's quote is a an important piece of what you'll potentially get out of a seminar...

Ultimately as I say with almost any advice that I give, do your own due diligence and make a decision based on what you feel is right for you...

It sounds like you have enough information here to at least be directional with your next step. Good luck with your REI ventures, and please keep us in the loop on what you decide to do, and how it turns out!

Hey Cynthia, not sure if your even watching this post anymore but I went to Fortune Builders three day work shop. Which is promoted by Than Merril. As new Comer, for me, it was worth the experience. The three day workshop was only $200 but I learned a wealth of information I probably couldn't have received other wise or it would have taken me alot longer to learn. They were very professional courteous, and the staff did not hesitate to help you in anyway they could. If your new or just want to learn some new techniques and ideas I would recommend it. They do offer the Mastery Program beyond that which is very expensive depending on the level you enter but that is a decision that has to be made for yourself. It's an investment in and of itself.
