    ++ The following are my opinions, what I saw when I walked the house, and what the seller told me. DO YOUR OWN DUE DILIGENCE. ++

    Here's another deal that popped up in our office from one of our REI lead generation services. IMHO this one should be pretty easy and profitable. I believe it would be a low-risk first deal / good rental / great owner fi.

    I walked the house yesterday and the seller told me he wants to sell it quickly. He is also currently taking offers, so don't wait on this one. 

    It's a 3-2-0 that has an ARV of about $89-99K depending on finish out. As it sits (un-repaired) MLS says it'll sell for about $62-68K wholesale and $75-78K retail (that's with NO REPAIRS); TAD says it has about 1,740 SqFt +/-, and I think it would make a good rental or owner fi with just a little paint, carpet and patching a few cracks. 

    The garage conversion is OK. The seller said the roof is old, but I didn't see any leaks. The wiring is aluminum, but the outlets were supposedly changed 20 years ago. The back porch is an add-on. It wassailed in until recently.

    I apologize for replying here, but I'm having some serious email/phone issues right now. I can receive, but not send emails and my phone contacts are all wonky - dial once person and get someone else. Weirdness.

    Regardless, thanks for the update on the Watauga house. I was aware of the same info you shared with me, but it's always great to have it backstopped by another seasoned investor. 

    You were right about the high # of investors / offers. It looks like 2 of the seller's 3 best offers are from clients of mine (I think they all used our probate leads service). Seems they were the first ones on the scene, developed good rapport with him and got him to give an indication of a winning $ amount - which evidently works for both sides.

    As we discussed the other day, I LOVE that service. We generally send our clients approximately 40+/- high quality leads each week from it. But I have to admit, most are not this heavily trafficked. Watauga is a REALLY HOT rental market that EEEEEVERYone wants to buy into right now. I don't know if it's b/c of the market demographics, b/c it's close the club, or b/c investors are trying to emulate Robin and Cindy. Whatever the reason, we are developing a few other leads services geared for that market. They should be in beta in February. I'll cc you once they are ready for testing. Maybe you can get out your big red crayon and help me make them better? 

    And LMK if you want to get in on the probate list deal or not.
