New investors need advice on finding a rehab property and realtor

    Our first house fell in our lap. A second rehab seems hard to find. We have a small budget and seem to be too slow or outbid. We are looking for advice on the best way to get a house for $50,000 or less. How do you find houses? Any advice is appreciated.

    Live or online

    Wholesaler ?
    If so which company do you recommend

    MLS ?


    Marketing Mail/Sign Campaign ?
    What has worked for you

    Also, we are in need of a realtor who will help us jump on properties ASAP, has experience with investors and understands the Ft Worth market.

    This has been a down year for me too...my leads are at about 70% of what they were last year, and my actual deals at about 60% of what they were last year.... One piece of advice that I would share, as deals become harder to attain, it's tempting to modify your criteria to get a deal... This can be dangerous. Stick with your numbers and don't take a bad deal just because you're not getting as many leads as you're used to...
