Does anyone know (I'm looking for specifics, not guesses) why New Western's guys are all getting Real Estate licenses?

    Hello Greg,

I am not affiliated with New Western Acquisitions, but I have researched the company for employment and investment opportunities. The following excerpts are taken from the New Western Acquisitions Website:

From the company's About Us page:

"New Western Acquisitions (NWA) is a real estate brokerage firm. It was founded in August 2008 with a goal to acquire and resell distressed residential property for its affiliated holding companies."

"New Western's clients focus the majority of their efforts on rehabbing then reselling or building rental property portfolios to achieve the greatest possible ROI. Every associate who works for New Western Acquisitions is a licensed real estate agent (or broker) and receives in-depth training on the full scope of residential property investments above and beyond the state education requirements."

    "Off-Market Properties

Our licensed and highly experienced agents will deliver properties on and off MLS. Giving you a 360 degree approach to finding the perfect investment property. Getting you up to 50% off market value."

    From the company's FAQ page:

"All of our agents are licensed and thoroughly trained to assist investors in many of the aspects of their real estate transactions."

So, at the very least, the company policy is that their sales executives and associated must real estate license holders. The agents provide property listing and MLS services for their clients, and must be licensed to perform those services.

I hope this helps to answer your question.

    Thanks,

    Terry

    Hey Greg!

It's been a while old friend.  I wanted to reply to this quicker, but it appears that someone has already beat me to the punch.  Thanks @ Terry Allen.  Terry summed it up best. We've always required our associates to be licensed agents.  We've got to be licensed to sell property.  That's primarily what it boils down to.  When I was in charge of the Fort Worth and Denton offices,  it was mandatory for any new hire to have an active license before sitting down at a desk. It may appear that there are more licenses now than before simply due to growth and more offices in the DFW area.

I gotta say, I miss going to your meetups.  They were my favorite to attend.  If I'm ever back in DFW on a Saturday, I'll be sure to swing back by.  By the way, if you're ever in the Tampa Bay area, hit me up!  I'd love to take you fishing.

    regards,
