Cost to clean up a seller's backyard?

    I'm a newbie looking to make an offer on my first potential wholesale deal.  I visited a seller this past weekend and the backyard was full of junk, including an old torn up hot tub, old rusted bikes and canoes, rusted appliances, etc.  It will obviously need to be cleaned up, so should I account for this in my estimate of repairs?  If so, does anybody know approximately what it would cost?  Thanks for the help.

    Depending on a few factors (amount and type of junk, what city you are dealing with) you can estimate between $35-$55/CuYd. This includes dumpster and labor. USUALLY, the smaller the junk &/or city, the more expensive it will be to clean up. 

    There are cleanup services (eg JunkKing, JDog, TrashMan, etc). For really large jobs my students usually GC this part and save the $$$.

    Stephen please feel free to reach out. I have a contractor that cleaned out a Fairmount property for me at a very acceptable price. The property had stuff piled high since 1920 :)
