There are about 1081 properties in 76137 that are owned by people/entities who do not live them (Absentee Owners). About 804 of those properties are owned by individuals (not corporations, LLCs, etc.). And about 129 are owned by individuals who live out of state. I suggest that you send a marketing letter(s) to one of those data sets and buy their house wholesale, live in it for as long as you need, maybe rehab it while you live there, then sell it when you are ready for a nice profit.
If you are a more experienced investor and don't need help using search tools or creating marketing letters, mail merges, etc., you can run those searches yourself right now by going to http://searchablesellers.com/dfwreiclub. Make sure and use that link. Robin negotiated a deal where any DFWREI CLUB member who makes a purchase there can get a copy of a free marketing letter.
When you get to the site, click Services => Absentee Owners.
The search parameters I used were: Zip Code = 76137, Price = $80,000 to $115,000, Owned by an Out of State Owner, who is a Natural Person (excludes properties owned by corporations, LLCs, LPs, etc.).
