Trampoline

    One of tenant is installing a trampoline without my permission. I am going to check with my insurance company to know their stand on this. Can you please share your opinion if you run in to this issue before.

    Hi, I don't have a lot of landlord experience but personally my first concern would be to either tell them that they can't have the trampoline AND (maybe the better option), have them sign a release of liability form (and other applicable forms) to ensure that you're not held accountable for anything that happens on the trampoline...  So two things: have them agree that they won't have the trampoline on the property, and have legal paperwork that says "if you do not comply with my request to get rid of the trampoline, I (the landlord) am not responsible for ANYTHING".......

    Thoughts?

    Thank for your input. I checked with my insurance folks and I was told it is prohibited in my policy. Also it is prohibited in the TAR lease So I informed both to the tenants  and waiting for the response. I will make sure they take it down.

    Hi, just another $0.02, when you go to inform the renter that they need to remove the trampoline, I would do the following:

    1. Provide a date that they need to have it removed by.

    2. Have them sign a release of liability on the spot and potentially back date it.

    You would hate to say "have this gone by this weekend" and someone gets hurt on it today.... Please Note: I'm especially cautious (and overly so), so my ideas may be a little "overboard" but I at least wanted to provide my perspective here..... Good Luck!
