I have a wholesale deal in south Fort Worth. I would love to keep this as a rental, and may end up doing that since area rents are so good (~1,300+ per month according to Rentometer, Investway, and neighbors). I have a very full plate right now though, so I'm looking at possibly wholesaling the deal to someone else.
4 bedrooms with the one-car garage having been converted into the 4th bedroom.
2 baths
1,436 square feet per TAD. (Looks like this includes the conversion.)
The house is currently a blank slate. The owner began a remodel. They gutted it down to the studs and concrete, put up new drywall, then stalled out. It will need:
Paint
Flooring
Full master bath (A very small bathroom though, around 4' x 6'.)
Finish up the second bathroom
Full kitchen
Some foundation work/leveling
The owner believes the roof needs replacing. I have not looked myself.
The AC does not work, don't know why.
Possibly some soffit repair in places.
Landscaping - trimming bushes, planting some flowers, curb appeal, etc.
ARV is a solid $115,000. I also have a CMA from a realtor. They believe it might sell for more, but $115k is pretty accurate.
