Introduction- Note Buyer

    Hello Everyone!

    I am new to this club and wanted to offer an introduction. I have been involved in the Real Estate Industry for the last 10 years. I have worked for a servicing company- doing everything from collecting payments to facilitating short sales. Most recently, I am employed by Texas Bank Mortgage Company in Fort Worth, TX. We are a full service FDIC bank that operates like a mortgage company. I am in charge of the "Note Purchasing" division within our bank. We purchase owner financed notes across the country, but specialize in Texas. We have purchased over $20 million dollars worth of notes in the last year, and we are expanding rapidly. I saw that there is an owner financed expert coming to speak tomorrow night, and it interests me greatly to hear what he has to say. I will try to make it. 

    I have also been personally expanding my real estate investing career, and I am eager to learn the fix and flip trade, and eventually purchase notes for my own portfolio.

    If anyone has any questions about buying or selling notes, please feel free to contact me. Also, if anyone has some good advice on where to get started on fix and flips or is interested in letting an eager young man shadow a few deals, I would greatly appreciate it!

    Hello Brian! I've been rehabbing homes full time for 7yrs now. I got my start right here with Robin's club. I've learned a lot over the years and have been fortunate enough to say that up to this point I've experienced a pretty good level of success as I have never lost money on a deal. I rehab, hold and wholesale. Since I no longer rely on a W2 income I rehab properties to generate and maintain working capital for my business, lifestyle and investing. I've dabbled around with owner financing and notes but found that holding notes are just too capital intensive for me. 

    I've also dabbled in acquiring properties for seller financing, which involves finding a property at a discount, perform a certain level of repairs, locate a credit challenged or self-employed buyer, then possibly season the note for a bit or immediately flip the note to a note buyer (if possible). Again all too capital intensive for me. The later part to me is similar to flipping houses except your flipping notes - Neither builds Net-Worth. I do view owner financing (when holding the note) an awesome strategy and a great investment and therefore once I have expendable capital to allocate for such I'll do Owner Financing of this type (holding the note). 

    I know that there are alternate ways to attain capital from investors, IRA's to fund owner finance deals but I've have not located any investors that are interested in the lower interest rates required to make the owner finance deal profitable to all involved.

I can help provide you with what you need in return.... as of this email I'm currently rehabbing four houses and all are at various stages. I can walk you through all four and provide you with whatever insight that you seek.
