Need some advice. We have a good tenant who pays their rent on time, keeps the house and yard in good condition. They put up a pool last week without bothering to discuss it with us AND violating their lease. The lease says explicitly that they are prohibited from installing a pool. Living in HOT Texas, I can understand why they would want a pool but I refuse to have the liability of any damages for injuries or deaths. Is there any way to let them keep the pool if they show me proof of renters insurance with a high liability limit that also names me as an insured party? And will that hold up in court? Or do I just tell them to take the pool down period. It is enclosed in a fenced area. Not really concerned with the area it is sitting on as long as they take it down when they leave and re seed the grass. Any advice is greatly appreciated. Thanks.
They also have a big trampoline on the property which until now I had never thought about the liability implications there.
