    I have 2 subject to properties that I picked up recently that Im willing to part with.

    Both only need paint, carpet, blinds and a few small things and they are like new, about $2500 each worth of repairs.

    Both homes will rent for about $1000 to $1200 easily, both in high rental markets.

    The good thing is neither of these homes have payments due right now, and wont for at least another 90 days to 6 months or more cause Im processing loan modifications on them and ill stretch it out longer if needed. I do about 20 of these a month so I've gotten pretty good at it. That means you have a minimum of 3 to 6 months of mortgage free rental payments before you have to start paying the bank, and even then you will have your typically rental spread, $100 to $200 or so. This gives you a chance to make your money back plus profit hard really fast.

    I get these deals all the time and I'm at my capacity of what I feel comfortable managing in my portfolio so I figured I would pass them on.
